Just happened on our 94!  Glad to confirm that it looks like a pretty straight forward fix.  Also did not see any other rot, but will look more closely  soon when I fix it.  I'm always thankful for this group when things like this arise!  If I learn anything if significance during the fix, I'll post it in this thread.
