Safe and Secure storage
I’m no lawyer but stayed at a Holiday Inn once.
Find out who the insurance carrier is for the storage company then have a lawyer draft a letter to the insurance company.
First explain what has happened to date then ask them what they plan on doing, they will read this as a preamble to the next legal step. They will want to enter into a discussion with you.
