Access to water heater tank on Mid-Bath
I would like to check the pipes around my water heater tank, just to see whether there is any small leak or so.

How do I access that space best? I tried to lift the passenger side couch, but that is not possible without damaging the "security mechanism" on the slide for the couch. Is there another, better way?

You can remove the drawers under the closet and take a peek in that way.  That's enough space to look around, feel around, and maybe do some tests with paper towels or something. 

To get full access, you need to remove the sliding part of the couch and the sheet of plywood on top of the heater.  Once apart, access is pretty good.  I've done it 5-6 times now and can get everything apart in under 10 minutes.  It's just screws.

I did ours, because we in deed had a leak. The sliding part of the couch has a piece of plywood that holds it into the slot. That has to come off. Then you can lift that portion of the couch off and set it aside. Then there is a bunch of little Phillips head screws to take the plywood up. When you can lift the plywood up, access is right there. When I put everything back together, I cut the first section of the top piece so I only had to remove a much smaller piece of wood to access the back of the water heater again. While I was at it, I installed a water heater bypass for the next time I drained the coach.

In the past month, I've had to open that area twice.

Once for my DIY reupholstery effort and the other to check for a potential leak (it was dry as a bone).
