Floor Sealant???
We are third owners, the second owner had all the carpet ripped out, the kitchen floor removed and they put down the target exercise mats and then indoor outdoor carpet over it.  

Under the dinette it looks like someone spilled coffee (I hope it is not a leak) and it went through to the plywood floor and it is stained on the underside of the bench cushion.   I tried to hand wash the cushion and it has lightened. 

Also when we were travelling in July we had an extra cooler with ice and it sweat and the indoor/outdoor carpet was wet along with our rubber backed carpet runner.   I worry about moisture or spills going through this band-aid floor.

I wondered if anyone sealed the plywood before they did any work to the floor?   I am just washing these gross mats today and pondering what to do.  I for sure will temporarily replace the indoor/outdoor carpet with new stuff.  But, sealing is on my mind.

We don't want to put too much money into the floor now, we prefer to sprinkle what extra we have into the upcoming maintenance appointment.

Since you intend to postpone any floor covering, you could certainly use an exterior wood sealer availability from Home Depot or Lowe’s for example.  You might also consider using a primer like Kilz followed by a quality exterior enamel paint.   Neither of these suggestions will compromise any future floor decisions.

As long as the particle board remains fully intact, the damage is cosmetic. It will be covered.
Out of sight, out of mind.
If still concerned, a couple saturation coats of exterior polyurethane wouldn’t hurt.
