A little more info on floorplan and year would be helpful, as well as some pics. Have repaired both wall and floor for damage in our '83FL, which involved cutting out the damaged area, replacing support floor joists, wall studs, and insulation and panelling. This is the right way to do it. Of course, tackling the source of water entry is concurrent.

Hi Sully, and Steve. A Midbath floor plan.  Sounds like the 'soft spot' is behind the toilet.  I believe the water fill is near there on the outside. My speculation is that it is leakage through the roof, since there aren't any water pipes in the wall there. Anything mechanical can be 'fixed', depending on what your tolerance level for repairs is. If you can do without the 'showroom quality', and are ok with 'useable', then it might work.  If it is the roof that hasn't been resealed, then those rotted spots may be everywhere. Don't even think about paying someone to fix it, you need to do it yourself and work for 'cents' on the hour. It helps to be retired, and have an indoor place to work on it at your premises. Usually repairs like this just take a lot of time, not so much money.  Resale value would match your aquisition cost, and it better be low.
When you say frame, there is the wooden frame of the motorhome box, and then the steel frame of the chassis. In the northeast, salted roads and chassis rust could also be an issue.  At least it hasn't been sitting in a pasture, maybe.
As far as Larry's note about the low power' engine I haven't had any power problems with the 265 HP V10. Other than being a V10, there is little in common with the newer 305 Hp V10,  but I have a lighter weight E350 and the E4100 transmission. No blown out plugs yet.         RonB

As far as Larry's accusation of being a 'lousy low power' engine I haven't had any power problems with the 265 HP V10. But I have a lighter weight E350 and the E4100 transmission.

I wrote that the older V10s, sold in 1997,1998 and 1999 had less power, 265-HP vs. 305-HP. This isn't an accusation, it's a statement of facts.  In a vehicle that isn't close to being overpowered, adding 15% more power is a good thing.

Definition of accusation. "a charge of wrongdoing'.
