Realistic price for 1991 22' MP with LOTS of recent work done?
Hi all,

Finally got my LD back from most recent repairs. The back brakes went out due to some kind of incorrect installation in the past that caused something to bend, create a brake fluid leak and mess up the master cylinder. Shop did something to save me some money, ground out the rotor or something, but still cost over $1k.  I trust they did what was needed. Works fine now.

I've had the transmission rebuilt, all the brakes redone, brand new tires, suspension work, toilet fixed, rear taillights repaired,  propane tank regulator replaced and propane system checked twice. The hot water furnace something or other was fixed (prior propane leak), and on and on.  New ladder, hole repaired in back where I smashed old ladder, roof checked (shop said did not need resealing right away), brand new bumper.  I've had it looked at by two RV shops and both found no evidence of water damage.

There IS a leak in the water line somewhere. It started on my trip and happens when the pump is turned on.  I've drained the fresh water tank.

I have put thousands into it and it runs quite well now. I comfortably drove it 65mph on flat roads. Going up hill is slow, but I guess that's expected on an older RV with the smaller engine.

The place i'm currently living has bougie neighbors that don't like it parked on the street (though it's legal to park it there...), and I'm not sure what I'm going to be doing in the near future. I may be taking off from the bay area, I may not. But having the LD is cumbersome without a place to store it, and i'm not up for spending money to store it when I may not even stick around to use it for what i bought it for (mobile office).

I know it's older, but I figure with all the work/money I've put into it, it should be attractive to someone looking for an awesome floor plan LD.

So all that said, what should I be asking?? Keep in mind I live in one of THE most expensive areas in the country, and retro RVs are particularly appealing to the hipster douchebag set. No offense if you are one. :P

I really suspect it is what people in your local (within a day or two drive) vicinity will pay. FWIW, I bought a 22' 1989 RB, with a lot of similar work done for $7,500 last year.

I really suspect it is what people in your local (within a day or two drive) vicinity will pay. FWIW, I bought a 22' 1989 RB, with a lot of similar work done for $7,500 last year.

We’d like offer you a belated welcome to the Neighborhood.  You registered almost a year ago and this is your first post.  So it’s great that you’re out of lurk mode.   Looking forward to more of your posts.

I've been keeping tabs on LDs for sale since posting and am cautiously optimistic about what I can reasonably expect to get based on the prices listed for a number of older LDs that have not had work done. I've seen several late 1980's models posted with "all original" everything, no working fridge, no generator, etc. listed at $7500 and above. My 1991 does not have the problem of a real window in the loft, which eliminates much of the concern for water damage inherent in the older models.

Right now I am trying to find a place to wash/wax it, as I don't have anyplace to do that. But so far the only business I've found charges $400+ to wash and estimates well over a $1k to include waxing! That does not make economic sense in my situation.

Takes me a few days to wash and wax our 27’. Taking on the tri-annual task at my leisure and most often requiring my DD’s assistance, I suppose I’m pocketing a nice bundle of cash.

Perhaps some High School kids could give you a hand. Just don’t let ‘em up on the roof.

May I suggest  a waterless spray like Aero Cosetics .   Just spay and wipe.   I've been using this for over fours years with no ill effect.   Trust me is a tad cheaper then $1000.
