Newbie purchase
I'm hoping the experienced LD owners can help me with a potential purchase.  I've been hoping to join the LD club for awhile now, and have been seeking a 26.5' mid bath model.  I can across this one: motor home rv

From the photos/description, would you have concerns or see red flags (sealed roof??)?  Any tips on what you would ask the own, particular to the LD?

Thank you for any guidance.

You nailed it- the sealed roof.  To me, indicates owner doesn't understand the coach. The rear corner caps look resealed, but not in a good way. Lots of high humidity in FL, under a cover, so I would be extra critical. The photos are too poor to tell much more. Good miles, decent price, worth investigating in person by you and/or an LD owner.

I agree with Paul's comments, particlarly concerning the "sealed" roof. Why was it sealed that way in the first place (known leaks?), what is it sealed with, how was the surface prepped, and why is whatever "roof seal" used also on the AC cover? If you check out this rig, look carefully at the ceiling, inside the cabinets, around the windows, in the outside compartments, and in the overhead for evidence of previous leaks. I can't see the end cap detail, but you might want to find out what sealant was used, and check the quality of the job, i.e., is it sloppy or gappy?

The roof  would be a warning flag to me. You don't coat a LD roof you reseal it around the edges and thru holes. It is a one piece Alum roof.

I value your input.  I'm still learning about the construction and maintenance of the LDs; all pointers are appreciated.  This roof sealant jumped out, and it's enough to put me off the long trip to see it.  Great point about the potential FL humidity under the cover as well.  I'll keep my eyes peeled for another one.  Thanks, Matt

Not sure if this product works as advertised or if anyone here has heard of "RV Armor", but it looks similar to the LD in questions roof.

I've watched their presentation videos and although I will undoubtedly have the Mothership reseal my rigs roof when the time comes, the product looks as though it may have merit.

Looking closely at the AC cover, it appears that it is simply that a "cover".

The ad states "roof coated" how and with what?

My guess would be Kool Seal which is a painted on product.

Zooming in on the photos I could see drips around and on the fixtures. Noticed Kent said there was a cover on the AC vent.  I looked at it again and it does look like a cover.

I'm a newbie and have never owned an rv before so I probably shouldn't chime in, but it would worry me a bit.

I know that on my rig 98 30 foot Ibed, I discovered I had multiple pinholes from electrolysis from the previous owners not fixing a leak in the antenna seal. There was only one other option besides replacing the whole roof. I put a triple coding of an elastomeric treatment and lap seal. That was eight years ago. It is holding up well I do a recoat once every three or four years . It was the only solution available to me at the time, as I could not afford replacing the whole roof. The section that was affected by the electrolysis was from the air conditioner all the way forward to the cab over roof. While not the repair of my choice, it really was the only option I had available so maybe the same thing is applied to the people that are the owners of the rig you're looking at

I had contacted the owner with some preliminary questions, including the roof, before starting this thread.  I have now heard back.  The current owner used a roller to apply the roofing sealant he purchased from Home Depot.  It looks like it could be the elastomeric product Gini Free mentions.

When you look at my roof you cannot tell it has been recoated at all. it is very very clean smooth and it isn't gloppy at all the lapseal is painted just around the edges of the end and edge caps etc. and around the peripherals. It isn't Dicor, but has a similar sounding name, I think it is Duco. When Al's RV in Phoenix redid the front coating this June, they liked my product a lot more than the Dico product, and said they would now recommend it instead. They said the roof looked fine, but I knew it had been nearly five plus years since the first coating, and did not want to wait til I "needed" it...grin. When it comes to leaks never is better! It was only $325 to have them apply three coats to my possible problem area (the front half where the electrolysis was). Cheap ins. To my way of thinking.
